We don't typically charge for a consultation, but every project is different. If you or your client are looking for just a consultation and there's no need for more staging services, then yes we would charge a small consultation fee.


We sure do! This package includes the initial consultation, a detailed proposal including a "to-do" list, as well as one 45 minute site visit prior to photos. These site visit is very important to ensure the home is photo ready.


We're very flexible and do our best to book staging as soon as it's needed. Of course, this depends on the size of the job, but typically we're completing the work within one week of our first contact.


If the stars align, we can de-stage your home within 24 - 48 hours once we're advised by the realtor that we can schedule the de-stage.


It's important to note a key step in the sale of the home... ideally we de-stage once the brokerage has received the deposit cheque. That's usually when the "SOLD" sign goes up.


It starts with a phone call between realtor and stager and evolves into:


  • Consultation with homeowner and stager (sometimes realtor is included - it's really up to you)
  • Detailed proposal outlining expectations for the homeowner(s) to prepare for the stage, and what's included from my team
  • Delivery and staging work 
  • Removal of all items
  • Project management with any additional vendors i.e. furniture rental company, painters, carpet cleaning, home cleaning etc.


The answer is a resounding yes! If we're able to access the home early in the morning, it's likely that we'll complete the job in time for photos to occur late afternoon. Keep in mind, we have to judge the timing based on each unique project and it's needs, but we work hard to accommodate the needs of the client and their home, while taking into consideration other vendors timelines i.e. photographers.


This year we launched the "Same-day-stage" to our clients. We identified a niche market for this type of work, specifically families with young children and/or pets. Having staging items in the home for an extended period of time can sometimes be stressful (making sure nothing is damaged, everything is kept in place). To reduce this stress, we thought the Same-day-stage option could be helpful.


Here's an outline of what this day could look like:


  • 8:00 am - 12:00 pm: Arrive, stage, and remove extra items we didn't use
  • 1:00 pm - 3:00 pm: Realtor hosts and agent open
  • 3:30 pm - 4:00 pm: Photos
  • 4:00 pm - 6:00 pm: De-stage


The key to this working is ensuring the entire team is on the same page and we all respect the timelines. Constant communication between all vendors, clients, and realtors is key to the success of this type of project.
